Building Survey

This type of survey is the most comprehensive and is suitable for any residential property. The surveyor will provide an impartial professional assessment in a detailed report on the construction and the condition of the property.

The level of detail is higher than that found in other types of reports and as such is more expensive. The report you will receive will be detailed and descriptive.

Remember, the survey is a very important part of the buying process and should not be neglected. A few hundred pounds spent now may save you thousands in the long term; should you purchase the property without a survey and defects are found which require extensive and expensive remedial work. The discovery of damage or defects and other issues such as asbestos or other deleterious materials may also reduce the value of the property.

There are several reasons why you may need a Building Survey:
  • If the property is of unusual construction such as timber, thatch, flint, clay lump, etc
  • If it is an old property especially in excess of 75 years old.
  • If the property is dilapidated or in need of structural repairs.
  • If the property has been extensively altered.
  • If you are planning to convert or renovate the building in a major way.
  • If the property is Listed or in a Conservation Area.

With over 30 years experience in carrying out Building Surveys, Canham Consulting are committed to provide a fast and efficient service using only experienced Chartered Building Surveyors.

The main details of the Building Survey will include:
  • All major and minor faults found within the property and the implications that these will have.
  • How much the repairs for these defects will cost.
  • Testing for dampness of the walls.
  • Testing of all woodwork for damp and reporting on signs of woodworm or beetle infestation.
  • Investigations into the condition of damp proofing, insulation and drainage although the drains will not actually be tested.
  • Technical information about how the property was constructed and materials which were used in the process.
  • Information about the location of the property.
  • Environmental issues regarding the property.
  • Proposals for any specialist inspections and subsequent works which may need to be undertaken to the property.
The report will conclude by listing all major and minor defects which can be extensive and therefore the buyer should not necessarily be put off with what may seem an endless list of defects as every house has some defects.

In addition to the examples above, we consider ourselves adept at challenging projects, and would welcome new and innovative schemes for us to test our skills! Should any of our services be of interest, please contact us via any of the methods available on our Contact Us page.

Building Survey Key Personnel

I am a sole practitioner architect in Norwich with over thirty years experience, the last fifteen of which have been spent running my own Practice, with a speciality in historic building work.

I have worked with Canham Consulting regularly over the last twenty years and they now provide structural advice on all my projects. During this time they have always provided an excellent engineering consultancy service. I have worked with various members of their team, and the service I have received has been and is exemplary. The scale of my work is relatively small, but they have always responded quickly and have the ability to contribute positively to a design at all stages. In addition they have always been a pleasure to work with and their friendly approach runs right through the Practice

As architectural designers and planning consultants, we are often thinking outside the box when it comes to design, and often there comes a time when we require the help of a structural engineer to make our vision a reality.

It is very important to both us and our clients that we can work closely with an engineer to find a no-nonsense and practical solution to solving structural problems and that’s where our long term relationship with Canham’s hits the mark every time.

Time and time again, they have proved to be fast and reliable, and their refreshing pragmatic approach to problem solving always helps to keep our projects moving forwards with as little fuss as possible.

We have worked with Canham Consulting over the past ten years, their approach to structural problems has been creative and their service prompt and professional.

Much of our work involves contemporary insertions into listed buildings and Canhams are sensitive to traditional structures while being appreciative of a contemporary approach to design.

Canhams offer an approachable service, a dialogue to discuss possibilities to enable concepts to come to fruition stretching the building and structural innovation to deadlines and mindful of client budget.
