Building Survey

This type of survey is the most comprehensive and is suitable for any residential property. The surveyor will provide impartial professional assessment in a detailed report on the construction and the condition of the property.

The level of detail is higher than that found in other types of reports and as such is more expensive. The report you will receive will be detailed and descriptive.

Remember the survey is a very important part of the buying process and should not be neglected. A few hundred pounds spent now may save you thousands in the long term, should you purchase the property without a survey and defects are found which require extensive and expensive remedial work. The discovery of damage or defects and other issues such as asbestos or other deleterious materials may also reduce the value of the property.

There are several reasons why you may need a Building Survey:

  • If the property is of unusual construction such as timber, thatch, flint, clay lump, etc
  • If it is an old property especially in excess of 75 years old.
  • If the property is dilapidated or in need of structural repairs.
  • If the property has been extensively altered.
  • If you are planning to convert or renovate the building in a major way.
  • If the property is Listed or in a Conservation Area.

The main details of the Building Survey will include:

  • All major and minor faults found within the property and the implications that these will have.
  • How much the repairs for these defects will cost.
  • Testing for dampness of the walls.
  • Testing of all woodwork for damp and reporting on signs of woodworm or beetle infestation.
  • Investigations into the condition of damp proofing, insulation and drainage although the drains will not actually be tested.
  • Technical information about how the property was constructed and materials which were used in the process.
  • Information about the location of the property.
  • Environmental issues regarding the property.
  • Proposals for any specialist inspections and subsequent works which may need to be undertaken to the property.

The report will conclude by listing all major and minor defects which can be extensive and therefore the buyer should not necessarily be put off with what may seem an endless list of defects as every house has some defects.
